How do I tour an apartment and check out the community? 

We’d love to show you around! You can schedule a tour through our website, call our leasing team, or stop by. We also offer virtual tours so you can explore our apartments in Austin, TX from anywhere.


Application and Leasing

How do I apply for an apartment, and what documents do I need?

Applying is easy! You’ll upload your most recent pay stubs through Snappt, as well as upload either your state ID or passport using Checkpoint ID. Our leasing team is always here if you have any questions along the way.
What are the income requirements to qualify for an apartment?

Applicants should have an income of at least three times the monthly rent. If that doesn’t quite work with your current situation, a guarantor with income of four times the rent can help you qualify.
What is the lease term for the apartments?

We offer flexible lease terms ranging from 12 to 18 months at The Anderson, so you can choose what works best for your lifestyle.
Can I sublease my apartment?

Subleasing isn’t permitted at this time, but our leasing team is happy to help you explore other options if your plans change.

Is renters’ insurance required?
Yes, renters’ insurance is required to protect both you and your home.

How do I renew my lease?
We’ll reach out 90–120 days before your lease ends with renewal options. It’s our way of making sure you have plenty of time to plan ahead.

Does The Anderson offer affordable housing options?

Yes, we participate in the SMART Housing program, which offers quality, affordable apartments in Austin, TX, for those who meet specific income guidelines. 


Move-In and Move-Out Support

Are there move-in or application fees?

Yes. The application fee is $75 per applicant (this also applies to guarantors), plus a one-time $200 administrative fee.


Are there services to help with the move-in process?
Absolutely. We use the Livly app, which walks you step-by-step through the application and move-in process to make your transition seamless.

Are there any restrictions on decorating or modifying the apartment?
We want you to feel at home, but we do ask that you keep your apartment in its original condition to avoid damage fees at move-out.

What happens if I need to break my lease?

If you need to end your lease early, we simply ask for a 60-day notice along with payment of the early termination fee. Our team will walk you through the details to make the process clear and manageable.
What is the process for moving out?

When you are ready to move, we require a 60-day written notice, a forwarding address, and that all keys be returned on the day of move-out. The apartment must be professionally cleaned. If you prefer, we can arrange professional cleaning for you and deduct the cost from your move-out statement. 


We also recommend scheduling a pre-move-out walkthrough at least 24 hours before returning your keys. This gives us the opportunity to review any potential charges and ensure clarity between normal wear and tear and damage. For the most accurate assessment, we suggest completing the walkthrough after all large items have been removed from the apartment.


Fees and Payments

How long does it typically take to receive the security deposit refund?

Security deposit refunds are processed within 30 days. Refunds are mailed through USPS, which may take up to 5 additional business days for delivery.

How much is the security deposit, and when is it due?
The security deposit is $500 and is due on the first day of your lease.

Are utilities included in the rent?
No, utilities are not included in the rent. 

How can I pay my rent?
Rent payments can be made through the Livly app. Simply tap the “Rent” button to be redirected to Bilt, where you can continue earning Bilt points on your monthly rent.

Are there other fees, such as monthly amenity or technology fees?
Yes. There is an amenity fee of $110 per month, which covers the internet and the Luxor package system.

Parking

Is parking available? What kind?
Absolutely. At The Anderson, residents enjoy the convenience of a private, secure parking garage with assigned spaces. If you need extra spots, additional spaces are available for purchase.

Is there an additional fee for parking?
Yes, general resident parking is $15 per month per resident, and for those who prefer closer or premium spots, VIP parking starts at $75 per month.

Are there any restrictions on overnight guests?
To keep things running smoothly, guest vehicles must be registered at
registermyplate.com. Each registration covers 24 hours, and all guests need to follow the same rules outlined in your lease.

Are EV charging stations available?
Yes, we’ve got you covered with EV charging stations right here on-site.


Maintenance and Requests

How do I submit maintenance requests?
It’s easy! You can submit maintenance requests right through the Livly app, making it quick and convenient to let our team know what you need.

How quickly are maintenance issues addressed?
Our on-site team works to resolve requests as quickly as possible, with most standard issues handled within 24–48 hours. For urgent matters, we’re on it right away.

How do I report a noise complaint?
If you encounter a noise issue, our team is here to help. Call us at 512-623-2711 or email theandersonatx@avenue5apt.com, and we’ll address it promptly.


Pets

Do you allow pets in the apartments?

Yes! At The Anderson, every one of our apartments in Austin,TX, are pet-friendly because we know your pets are family too.

Is there a pet deposit or a monthly pet fee?
We require a one-time pet deposit of $ 300 and a monthly pet rent of $30.

What is the pet policy for specific breeds or sizes?
We love pets of all shapes and sizes, but for the comfort of all of our residents, we do have some breed restrictions. 

Restricted breeds include: Pit Bull, Malamute, Rottweiler, Doberman, Akita, Staffordshire Terrier, Presa Canario, German Shepherd, Husky, Chow Chow, St. Bernard, Great Dane, American Bulldog, Karelian Bear Dog, and any hybrid or mixed breed of these.

What on-site amenities do you offer to accommodate pets?
Your furry friends will love our community! We offer an on-site pet spa for easy grooming and an outdoor pet park with real grass, along with ample seating, allowing you to relax while your pet plays.

Which Wi-Fi providers can I use?
No need to set up your own internet. The Anderson has it all ready for you. Our system uses Spectrum and AT&T and is billed through your resident account for hassle-free access.

How does package delivery work?

Packages are delivered to our secure Luxer package lockers. When a package arrives, you will receive a unique access code via email to open the locker and retrieve your items. It is simple, safe, and convenient.

What floor plans are available?

Yes! To help everyone enjoy a happy, calm environment, quiet hours are observed from 10:30pm to 7am, in line with the City of Austin ordinance.
